Why live in a certain community?

Thursday, August 28th, 2008

There are as many reasons as there are Las Vegas homes buyers for choosing a specific community.

People chose communities because of specific home styles and prices. Amenities of the community are important to some. They are looking for tennis, volleyball, exercise facilities, pools and planned activities for community members.

Some communities in Las Vegas have lovely park areas as well as great play areas for the neighborhood children. Another great draw for some people is a doggie park with-in their community.

To Buy A Condo or Single Family Home

Thursday, June 5th, 2008

The dilemma of buying a condo or a single family home is one that faces many buyers in Las Vegas. Many first time home buyers are struck with the size of a mortgage payment that goes along with that purchase. Most will say they are going to save some more money to lower their payment. Is this the right tract for them to take, That depends. We have seen many first time homebuyers priced out of the market because what they are able to save to lower there payment just does not keep up with appreciation and increased interest rates. In this case if they could find a condo or town home in their areas of interest that would have a payment close to their present rent they could still save for a single family home while gaining money in the appreciation of their condo.

Part time residents in Las Vegas seem to feel very safe when they buy a condo. The association not only takes care of the upkeep of the grounds, the upkeep of the outside of the buildings and also the upkeep of community pools and exercise facilities. This gives the snow bunnies piece of mind and it is included in their home owners dues. These folks lock their doors and leave and feel very protected. If they had purchased a single family home they would in most cases have to hire a gardener to take care of there yards and a pool man to take care of their pool if they have one which is an added expense over and above their homeowners dues.

Some people resist the thought of a condo because it reminds them of an apartment complex but folks need to evaluate their own situation and make a decision on what works for them.

In Las Vegas there are many condo complexes of all ages, sizes and locations for all different types of buyers to choose from. I honestly think condos can be a great investment and life choice of many buyers in Las Vegas Valley.
