Mythos: Ausländer dürfen keine Immobilien in den USA erwerben.
Fakt: Die USA freut sich über jeden Investor unabhängig von seiner Nationalität.

Mythos: Ausländische Staatsbürger, die Immobilien in den USA besitzen, werden zu einer höheren Grundsteuer veranlagt.
Fakt: Nein.

Mythos: Nach dem Kauf einer Immobilie in den USA erhält man schneller die so begehrte Greencard.
Fakt: Grundsätzlich nicht. Die Greencard hat mit dem Erwerb von Investment- oder Privat-Immobilien absolut nichts zu tun. Vorsicht vor Anlagebratern, die solche Versprechungen machen.

Mythos: Eine Finanzierung einer Privat-Immobilie ist für Nicht US Staatsbürger nicht möglich.
Fakt: Ab 30% Anzahlung kann zu marktüblichen Konditionen finanziert werden.

Mythos: Beim Verkauf einer US-Immobilie die einem ausländischen Staatsbürger gehört, behält der Fiskus (IRS=Internal Revenue Service) 10% des Verkaufserlöses ein.
Fakt: Das ist korrekt. Die so genannte „FRPTA Withholding“ Der “Foreign Investment in Real Property Tax Act (26 U.S.C. §897” von 1980 schreibt vor, dass 10% des Verkaufspreises zunächst durch die Steuerbehörde einbehalten werden. Auf Antragstellung erhält man jedoch in über die amerikanische Steuererklärung diesen Betrag zurück erstattet, solange der Antragsteller keine anderen Einkünfte aus nichtselbstständiger Arbeit erzielt.

Mythos: Ausländer dürfen/können kein Bankkonto ohne Social Security Nummer eröffnen.
Fakt: Falsch. Sicherlich lehnen einige Banken die Eröffnung eines Bankkontos ohne Social Security Nummer aufgrund des „Patriot Act“ ab. Sehr gut Chancen hat man bei der Bank Of America. Ein Reisepass genügt.

North and Northwest Las Vegas, just keeps growing, with more and more beautiful neighborhoods being built, along with every thinkable amenity for the lucky residents.

Sky Ridge is one of these neighborhoods, and is located off highway I-95 at Durango. Right at Oso Blanca, north to Grand Teton, then right to Sky Ridge on Tee Pee.

The first thing to keep in mind is that owning a pool increases the value of your home, as long as the Pool is clean, and in good working order, especially here in Las Vegas where Summertime temperatures can climb into the triple digits.

You may want to think about having a professional Pool Service coming to your home and giving your Pool a good check up, have them check to assure all mechanical aspects are operating the way they were designed, You should also have them clean your Pool, and its Filters, and make sure the water is sparkling. Another thing to think about is to clean out all the clutter around your yard, by removing dead leaves, pulling weeds, and trimming over growth, if you have a larger back yard you may also want to think about hiring a Professional Landscape Company to come do it for you, you will be amazed at how well your back yard shows after cleaning up its appearance.
